Tick’s Guide to Getting Your Home Ready to Sell

One of our January blogs talked about whether now is the time to buy and/or sell property. Whilst it is an entirely subjective decision to make, the award-winning team at Tick Property Group thought we’d put the following guide together to make the process a little smoother for those of you who decide that there’s no time like the present to put your home on the market.

So, what do you need to do to get that sold sign outside your home in the shortest possible time? Here are our suggestions:
1. PREPARE, PREPARE, PREPARE
The simple answer is, it’s all in the preparation, and the first thing you need to prepare for is finding the right agent to market your property. Has your chosen agent had experience of selling in your area before? Are they focused on getting you the best price, and not on their commission?
2. GET YOUR PAPERWORK IN ORDER
Another thing you need to prepare for is making sure you have all the right documentation in place related to your property. Remember the new windows you had installed a few years back? You’ll need the FENSA certificate for those. Or how about the knock-through you had done to make your downstairs open plan? Yep, you’ll need to dig out any building regulations or guarantee certificates to prove the work was carried out to standard.
3. HOW CLEAN IS YOUR HOUSE?
After you’ve got your agent and paperwork in place, the next thing you should be looking at is, you guessed it, your house. This is where deep cleans and de-cluttering come into play. Remember, you want your viewers to be wowed by your much-loved property, and no-one is going to be wowed by bursting cupboards and a grimy kitchen, at least not in the way you want them to be wowed! Keep your rooms bright and airy, and invest in some reed diffusers and flowers to banish any unsavoury smells. Whilst Rover might be your family member, his smell might not be so welcoming to your viewers!
4. IMAGINATION IS KEY
Another top tip is to stash away personal effects. We understand you’re proud of your children’s artwork and your family photos adorning your walls, but we want your viewers to imagine your home as their space, not yours, and that’s difficult to do whilst looking at canvas pictures of your holiday snaps.
